Whole Home Inspection

BHI offers a whole home inspection, which would be considered as your base, or standard home inspection. The purpose of a Whole Home Inspection is to give you an overall general scope of the home. In a Whole Home Inspection, we check everything from the roof, to the basement, and everything in between. This includes both the interior and exterior of the home, which includes the air conditioning unit, furnace, water heater, appliances, the foundation, and more. This is a great inspection to consider to get a general idea of the entire home and the quality of it. *Some items may be excluded, including but not limited to; sprinklers, humidifiers, etc.

Termite Inspection

In a termite inspection, BHI thoroughly looks for termites, and any other wood destroying insects and/or organisms that may affect the property. We check the interior and the exterior of the home.

Radon Testing

Radon testing is a service that Barnett Home Inspections offers as well. In a radon inspection, we use top of the line radon testing equipment to measure the level of radon that exists in the home. When performing a radon test, we place our radon equipment in the best location determined by the inspector for a minimum of 48 hours to get an average reading of what the radon level is that exists in the home. The EPA states that a radon test level of 4.0 or above is recommended to be mitigated.

Sewer Scope Inspections

Sewer scope testing is one of Barnett Home Inspections most popular services. Sewer scopes are completed by inserting our top of the line scope and camera technology into the main drain line located in the home, and pushing it out to the main city tap, septic tank, or as far as it can be pushed. The goal of a sewer scope inspection is to be on the lookout and identify any breaks in the line, bellies, root intrusion, and/or any points of concern.

Crawlspace Inspection

Some homes have basements, and some homes have crawlspaces. BHI provides crawlspace inspections for homes that have crawlspaces. A full crawlspace inspection consists of our team members suiting up with full jumpsuits, gloves, and protective eyewear to best protect us, so we can serve you best. We look for various things during a crawlspace inspection, making sure to be mindful of any points of concern. *This includes but is not limited to; moisture, mold, termites, rodents, debris, and more.

    *The following prices represent BHI’s home inspection prices when wrapped into a package. To be considered a package, one or more services must be paired with a Whole Home Inspection.*

    • WHOLE HOME INSPECTION: $350

    • TERMITE INSPECTION: $50

    • RADON INSPECTION: $130

    • SEWER SCOPE INSPECTION: $135

    • CRAWLSPACE: $95

    $95 for full crawlspace, $50 for partial crawlspace, and $0 for a visual only.

    • Reinspection: $125

  • Pricing Exceptions

    If the home is located in Kansas, or is located in a destination that is 25 miles or more (max 44) from our headquarters located in Grain Valley, Missouri, BHI will include a $25 travel fee. If between 45-100 miles this will add additional $85 for travel time.

    If the home is above 3,500 total square feet, the bid for pricing will be $0.10 per square foot for any residential properties. All other types of properties over 3,500 total square feet will be subject to additional charges.

    If a home has a shed, outbuilding, detached garage, cottage, guest home, or some other structure on the property that is in need of an inspection, that will be bid in addition to the prices for the main home on the property.

    If the property is a commercial or multifamily property, the home will be bid at a different rate, as Barnett Home Inspections must take into account square footage, number of floors and rooms, necessary services, amount of allotted time needed to inspect, and more.

  • Home Warranty

    A home warranty is always recommended. A home warranty is offered through American Home Warranty Association, 1-800-404-5479.
